Terms of Service

These terms govern your use of rentallaunch.com and the LAUNCH software and property-management service, provided by Rental Launch LLC ("Rental Launch," "we," "us"). By using the website or the service, you agree to these terms.

1. Who can use LAUNCH

You must be at least 18 years old and able to enter into a contract. If you use LAUNCH on behalf of a business, you confirm that you have authority to bind that business to these terms.

2. The service

LAUNCH is property-management software that helps landlords handle rent, maintenance, leasing, and communication. In Massachusetts, we also offer optional full-service management. Full-service management is provided under a separate written agreement, and those services are not covered by these terms except where they overlap.

3. Your account and responsibilities

• Keep your account information accurate and your login secure. You are responsible for activity under your account.
• You are responsible for complying with all laws that apply to your rental business, including fair-housing, landlord-tenant, security-deposit, eviction, consumer-protection, and messaging laws.
• You confirm you have the right to add the tenant, owner, and vendor information you put into LAUNCH, and to contact those people.
• You will not use LAUNCH for anything unlawful, harassing, deceptive, or infringing, and you will not use it to violate the rights of your tenants or anyone else.

4. Fees and billing

The LAUNCH software is $20 per month, flat, billed monthly, for your account no matter how many units you have. You can cancel at any time, and cancellation stops future charges. Unless the law requires otherwise, fees already paid are non-refundable. Full-service management in Massachusetts is priced separately under its own agreement. Taxes, if any, are your responsibility.

5. Payments

Payments are processed by Stripe and are subject to Stripe's terms. Rental Launch is not a bank and does not provide banking or money-transmission services. When rent is collected through LAUNCH, funds are handled by our payment provider and routed according to your setup.

6. Text messages and calls

LAUNCH Availability Alerts. If you check the separate SMS consent box on our waitlist form, you agree to receive recurring automated marketing and availability text messages from Rental Launch LLC about LAUNCH at the mobile number you provide. Message frequency varies. Message and data rates may apply. Consent is not a condition of purchase.

LAUNCH service messages. Tenants, owners, vendors, landlords, and software users may separately agree to receive messages related to their rental, account, payments, maintenance, leasing, or other requested services. The frequency of these messages varies with service activity. Providing marketing consent does not by itself enroll you in service messages, and providing a number for service messages does not by itself enroll you in marketing.

Stopping messages and getting help. Reply STOP to opt out of messages from that program and line. Reply HELP for help, email team@rentallaunch.com, or call (978) 848-4320. We may send one final text confirming your opt-out. Carriers are not liable for delayed or undelivered messages, and delivery is not guaranteed. If you use LAUNCH to message other people, you are responsible for sending messages only to people who are permitted to receive them and for honoring their consent and opt-out choices.

7. Your data

You keep ownership of the information you put into LAUNCH. You grant us the permission we need to host, process, and display that information in order to provide the service to you. Our handling of personal information is described in our Privacy Policy.

8. Important disclaimers

The service is provided "as is" and "as available." To the fullest extent allowed by law, we disclaim warranties of any kind, including merchantability, fitness for a particular purpose, and non-infringement. We do not guarantee that the service will be uninterrupted, error-free, or that it will collect every payment or prevent every issue.

9. Limitation of liability

To the fullest extent allowed by law, Rental Launch will not be liable for indirect, incidental, special, or consequential damages, or for lost profits or lost data. Our total liability for any claim relating to the service is limited to the amount you paid us for the service in the twelve months before the claim.

10. Indemnification

You agree to defend and hold Rental Launch harmless from claims and costs arising out of your use of the service, your content, or your violation of these terms or of any law that applies to your rental business or your tenants.

11. Suspension and termination

You may stop using LAUNCH at any time. We may suspend or end access if you breach these terms, fail to pay, or use the service in a way that creates legal or security risk. You can export or request your data before your account closes, subject to our Privacy Policy.

12. Governing law

These terms are governed by the laws of the Commonwealth of Massachusetts, without regard to conflict-of-laws rules. Any dispute will be handled in the state or federal courts located in Massachusetts.

13. Changes to these terms

We may update these terms from time to time. When we do, we will revise the date at the top of this page. If you keep using the service after a change, you accept the updated terms.
